Role Overview

The Maintenance Contract Manager holds day-to-day operational, technical and commercial accountability for a consolidated portfolio of compliance and reactive maintenance contracts across multiple social housing and residential property clients. The role covers planned compliance programmes, fire safety-related works, electrical testing services, and reactive maintenance activities.

Reporting to the Head of Operations, the post-holder acts as the primary point of contact for client contract management teams and leads a multi-disciplinary team including supervisors, administrators, engineers, and subcontractors. The role is accountable for KPI/SLA performance, statutory compliance, financial performance, and client retention across the portfolio.

RESPONSIBILITIES AND ACCOUNTABILITIES

Own end-to-end delivery of emergency lighting inspection, testing, remedial and reactive maintenance contracts across residential property portfolios under standard industry forms of contract.
Manage delivery of planned compliance programmes, including emergency lighting, portable appliance testing (PAT), and related electrical safety services.
Manage all day-to-day reactive and planned maintenance contracts across the wider client portfolio, including allocation of work to multi-trade engineers, coordination of out-of-hours services, and resolution of customer requests.
Plan, schedule and supervise operational teams to deliver reactive and planned works in accordance with contractual requirements, KPIs and SLAs.
Ensure full compliance with all applicable statutory, regulatory and industry standards.
Lead, motivate and manage dedicated operational teams, including resource planning, training, competency management and performance oversight.
Manage portfolio financial performance, including budget tracking, forecasting, application of schedule of rates, management of repair authorisation limits and variation quotations.
Ensure all required certification and compliance documentation is issued within agreed contractual timescales.
Manage and oversee delivery of fire risk assessment (FRA) actions and related compliance works across the client portfolio.
Identify opportunities for contract growth and service expansion and provide feedback to senior management and business development teams.
Attend client meetings and prepare all required reports and supporting documentation.
Produce regular contract performance reports covering operational performance, financials, risks and recommendations.
Drive client and customer satisfaction through effective appointment management, first-time fix performance, communication standards and complaint resolution.
Provide direct line management to supervisors and administrators, fostering a high-performance, accountable and values-driven culture.
Conduct regular performance reviews, coaching and mentoring activities, and support employee development and career progression.

QUALIFICATIONS

Demonstrable track record managing compliance, electrical safety, emergency lighting, or maintenance contracts within social housing, public sector, residential property, or similarly regulated environments.
Proven commercial and financial responsibility for contracts or portfolios of significant annual value, including forecasting, schedule of rates pricing, payment applications and delegated financial authority.
Detailed working knowledge of relevant electrical and safety standards, regulations and industry codes of practice.
Approved Electrician background or equivalent technical M&E foundation, supported by recognised inspection, testing and electrical regulations qualifications.
Health and Safety qualifications such as SMSTS, IOSH Managing Safely, NEBOSH, or equivalent, together with knowledge of CDM regulations and contractor duties.
Multi-client account management experience, with the ability to manage priority accounts while supervising a wider portfolio of reactive and planned maintenance contracts.
Previous experience working within social housing, housing associations, local authorities, public sector organisations, or regulated residential property environments.

Salary & package: £55,000 – £65,000 per annum (dependent on experience), plus car allowance and discretionary bonus.
