The Role
You’ll own the commercial setup from enquiry through to handover.
Every project that comes in will pass across your desk, you’ll review the opportunity, make sense of the drawings, gather pricing, and build proposals that are clear, consistent and commercially sound.
It’s about understanding what’s really being asked for, catching what’s missing, and making sure the people on site start with the right information.
You’ll:
- Manage the pre-construction and pricing process end to end.
- Read drawings and specifications, identify gaps, and raise queries early.
- Build relationships with suppliers and subcontractors to secure accurate, competitive costs.
- Prepare detailed proposals that spell out inclusions, exclusions and clarifications clearly.
- Hold internal handovers with Projects and Operations so delivery starts cleanly.
- Liaise with finance to make sure applications, claims and variations reflect reality, not guesswork.
- Keep documentation sharp and traceable quotes, proposals, correspondence.
- Use Procore to manage estimating, tracking and reporting (and help make it work better).
- Spot ways to tighten the process — templates, systems, reports.
It’s a role with a lot of autonomy. You’ll be the commercial filter that protects the business from risk and sets the team up to deliver confidently.
About You
You know M&E inside out, probably from time spent estimating, in pre-con, or as a QS.
You’re switched on commercially and don’t miss much the small things. You like bringing clarity to the start of a project and understand how those early decisions shape profit and delivery. You’re the kind of person who catches a missing spec line, asks the right questions, and wants things to make sense before anyone picks up a tool.
You’ll fit in if you:
- Keep calm when things move fast.
- Take ownership rather than waiting for direction.
- Care about accuracy but know when to move on.
- Can hold your own in a conversation with clients, suppliers or the team.
- Are organised without being precious.
You’ll need:
- A background in M&E contracting.
- Around 5+ years in estimating, QS or pre-construction roles.
- A strong understanding of project financials variations, claims, cost tracking.
- Experience with estimating or reporting software (Procore is a bonus).
- HNC/HND or equivalent qualification.
- Full UK driving licence.

- £55,000–£60,000 pa DOE
- 28 days holiday (including bank holidays) plus Christmas shutdown
